A Collector from Spain in TriBeCa

Since his early childhood, Antonio has had a deep and sincere passion for antiques and modern art. It was inevitable that he would become the serious collector he is today. A mutual friend introduced us in New York in 2008. One day, he asked me if Alvaro Paternina, the antique dealer in Madrid (Spain), and I were connected in any way. “He is my father!” was my response. How could we not hit it off immediately? Over the years, Antonio has told me many wonderful stories of his visits to my father’s gallery back in the 1970s and 1980s. I can easily picture my father in his late forties having long conversations about art and antiques with Antonio, who was then in his early twenties.

When Antonio decided to sell his loft in TriBeCa, he asked me to handle the sale for him. I interviewed three New York quality real estate brokers and chose to work with Nicole Krinick from Douglas Elliman. Nicole did a fabulous job.

Antonio’s prized 3,100+ sqft loft Condominium is situated in a prime grid of northwest TriBeCa and is truly an architectural masterpiece highlighting the very best of Downtown luxury loft living. This residence won the American Institute of Architects New York State Design Citation Award. With its soaring 11′ ceilings, quarter-sawn maple floors, massive floor-to-ceiling windows that showcase natural light from the East and North, and the terrace exceeding 300 square feet. This space has it all.

The great room is extensive and features museum-quality custom lighting as well as a Bang & Olufsen customized sound system throughout. A curved walnut bookcase, spanning 10 feet high and 40 feet long with display vitrines, adorns the great room. The space boasts a meditation area, defined by an extraordinary Japanese light fixture composed of a single piece of origami.

The kitchen, dining area, meditation room, and media/home office areas are all open, showcasing the versatility of the sprawling, well-scaled floor plan. The master suite features an en-suite bathroom, as does the guest bedroom, located at the opposite wing of the loft. A third bedroom can easily be accommodated and configured. The loft has a Washer/Dryer, and it comes with both its own parking space and a large storage unit located right on the floor.

The 195 Hudson Street Condominium features a full-time doorman, fully furnished and landscaped common roof deck, and parking garage. The building, designed by Lockwood, Green & Co., was constructed in 1924 and housed the headquarters of the United States Rubber Company.

At the highest price per square foot ever achieved in the building at the time of sale, it sold in three weeks.
