Welcome to Villa Mercedes
Villa Mercedes: San Rafael, Segovia, Spain
In the heart of the Guadarrama Mountains lies the beautiful town of San Rafael, in the province of Segovia. Since its origins in the late 18th century, during the construction of a new road between Madrid and the royal palace of La Granja de San Ildefonso, San Rafael has been a very pleasant place to live year-round thanks to the excellent links to Madrid (63 km) and Segovia (33 km). Currently, thanks to highways and motorways, Madrid and its airport are 45 minutes from the town.
"Villa Mercedes" is the most important stately estate in San Rafael, located right in the center of town, on Paseo Rivera, undoubtedly the most exclusive, peaceful, and quiet area, the best residential neighborhood in San Rafael. This elegant and unique villa enjoys complete privacy, with one of its exits directly onto the forest paths.
This regal urban estate covers 14,968 m2 with a beautiful, lush garden and numerous centuries-old trees of impressive beauty and stature. The two sequoia trees, nearly 30 m tall with trunks measuring over 7 m in circumference, are a clear example of this. There are also Douglas firs, holly, maples, chestnuts, Atlantic cedars, Valsaín pines, lindens, giant arborvitae, and rhododendrons. The tranquility is striking, and the only sounds are the songs of the native birds that nest on the estate: blackbirds, hummingbirds, blue tits, woodpeckers, and more.
The main house, with 762 m2 built on three living floors (three living rooms, ten bedrooms, nine bathrooms, two toilets, etc.), also has a basement and an attic. The stone walls, made of ashlar and masonry, are over 70 cm thick, and have high ceilings (3.70 m), in good condition, in need of renovation and updating. The main terrace, measuring 48 m2, has direct access from the main living room (83 m2) and spectacular views of the private park. The villa is very bright, with large windows of over 2 m2 and numerous balconies. Dimensions: ground floor 281 m2, first floor 244 m2, second floor 237 m2, attic with the possibility of converting to 75 m2, basement with storage room and boiler room of 180 m2.
In addition to the main villa located to the south at the top of the property, there are several important auxiliary buildings. At the entrance to the property is the caretaker's house, covering 206 m2 on two floors, and the two-story garage and storage room, also covering 75 m2. To the northwest is the main garage, covering 78 m2 on one floor. To the southwest is the 37 m2 coal and woodshed, along with a picnic porch (24 m2) next to one of the fountains. The three beautiful fountains and three circular carved stone ponds are striking on the plot. The property has its own well and an elevated water tank.
Built in the early 20th century, this villa is considered the finest villa in San Rafael due to its size, size, and location. It is listed and protected by the El Espinar City Council. The street is named after the owner who built Villa Mercedes.
Urban planning regulations allow for restoration and renovation, with horizontal division and segregation of the plot possible, with limitations (maximum 4). It can also be expanded, but since the villa is listed and protected, the expansion construction will be carried out on the remaining plot, without affecting the property's environmental values. This is a great opportunity for use in the hotel and lodging industry.
Strolling through the estate, we find ourselves in a unique and private paradise, in a forest far from civilization, where we can lose ourselves in lush nature with unique tree specimens, listening only to the birdsong.
Located near the commercial area, public school, public park, doctor's office, swimming pools, municipal tennis and paddle tennis courts, and within walking distance of golf courses, equestrian centers, spa, indoor pool, gym, etc.
Due to the generosity of its climate – it is very continental Mediterranean and its high altitude (1,230 m) makes it tinged with colder winters and cooler summers – San Rafael is an ideal place to live year-round or just spend the summer season.
San Rafael and its surroundings encompass a wide variety of natural landscapes, many of which belong to the Guadarrama National Park, the Royal Site of San Ildefonso-El Espinar Biosphere Reserve, and the Natura 2000 Network.
The Madrid-Segovia bus and train stations make it possible to reach Madrid in less than an hour. The National Highway VI and the AP-6 motorway, exit Km 60, make connections even easier.
OPPORTUNITY for a large family home, charming hotel, rural house, or senior residence. It's a very special place.
